Inspired by the need to break away from repetitive adjacent buildings, the 12th Building stands out with its beveled elevations on both sides. This design choice not only adheres to urban planning rules but also creates a visual dimension and depth that transforms the elevation into an in-between space. The building becomes a canvas for different narratives of activities and life flows within the urban structure.
What sets the 12th Building apart is its ability to redefine the morphology of residential architecture. By cutting parts of the beveled surfaces and transforming them into flat surfaces, each unit's elevation is divided into three distinct parts - a window, a terrace, and a kitchen window. This not only adds variety to the facade but also allows for the integration of open and semi-open spaces, blurring the line between indoor and outdoor living.
Technical specifications of the 12th Building include a nine-floor residential structure with one basement for parking, storage, facilities, and an entrance lobby. Each of the seven residential floors features two units, ranging from 125 to 145 square meters, on a land area of 476 square meters.
By utilizing cost-effective materials, removing side spaces, and prioritizing architectural quality, the 12th Building aims to provide a more suitable living space for middle-income groups. The elevation design creates a semi-open space that encourages interaction between the residents and the city. Life flows within the building, becoming an integral part of the urban fabric.
The 12th Building was completed in September 2021 in Tehran, Iran. Throughout the design process, extensive research was conducted to ensure that the building's unique features and its relationship with the surrounding city were well-defined. Overcoming challenges such as complying with urban planning criteria and turning the weakness of beveled facades into a strength was a testament to the innovative thinking behind this project.

This award acknowledges the building's practicality, innovation, and adherence to professional and industrial requirements.
